List prices are rising.
Over the last several weeks the median list price of homes for sale in Stevenson Ranch has been rising. On a chart, this upward movement seems to be more robust than the other communities in the Santa Clarita Valley. The fact is, home prices have fallen in Stevenson Ranch over the past 2 ½ years…just not as much as the rest of the valley.

It’s all about basic supply and demand. There exists a higher demand to live in Stevenson Ranch than in other areas…so home values hold, or don’t fall as much.
Days on the market falling
The average days on the market for listings continue to drop in all communities (now averaging 172 days). Folks, this is only a sign of such low inventory right now. Unfortunately, this will not remain. A new wave of foreclosures is coming.
And with that brings…?
We cannot predict. But even if homes values took another hit lower, the fact remains that Stevenson Ranch will become an even better buy than it is right now.
Currently, there are only 35 active listings for sale in Stevenson Ranch, including Southern Oaks. Home prices are ranging from $1,200,000 for a couple of homes, both with 5 bedrooms, to $449,000 for a 3 bedroom home and down to $260,000 for a 3 bedroom condo.
At these prices, it’s no wonder why there are so few listings in Stevenson Ranch.
