Yes, Tesoro Del Valle is enjoying a seller’s market right now!

It all has to do with supply and demand.  And there is far less supply than demand.

Supply

Currently, there are only 14 active listings within Tesoro Del Valle.  If you exclude all Short Sales, there are actually only 5 active listings that can open escrow tomorrow.  These 5 listings consist of both standard and REO sales.

Demand

Tesoro Del Valle is always in demand.  As one of Valencia’s “Crown Jewels” of the pre-real estate bubble era (that honor co-shared with Westridge), Tesoro Del Valle is a community of 1,800 homes.  But only 5 available properties out of 1,800 are ridiculous.

Just .003% of Tesoro Del Valle’s homes are for sale!

This wonderful master-planned collection of neighborhoods is surrounded by hiking, jogging, and equestrian trails.  Their Home Owners Association includes a beautiful clubhouse, pools, spas, multi-use room, fitness center, tennis and volleyball courts, a baseball field, and so much more.  Home owners also share a Mello-Roos bond.

Tesoro Del Valle sits in the foothills on the northern edge of the Santa Clarita Valley.  It offers impressive views of the city and surrounding valley.  This community is very appealing to most home buyers.

Only time will tell if more real estate listings appear within Tesoro Del Valle.  Even if many more listings pop up, chances are great that the majority of these will be Short Sales.  This will not effectively increase the supply of available real estate because of the frustrating and lengthy process that purchasing a Short Sale entails.  And most buyers pass these listings by.

Standard sales and REOs however will continue to receive multiple bid offers…hence keeping the seller’s market long in play!
