Pacific Hills, Santa Clarita Home Values Have Stabilized

As of March 18, 2010, there are only 5 homes available for sale in Pacific Hills.

The real estate activity level is still very quiet for Pacific Hills, a community of 300 homes on the north edge of Santa Clarita.  However, this trend follows what is happening throughout the Santa Clarita Valley as we are experiencing record low levels of housing inventory for sale.

Currently there are 5 active homes for sale ranging from $464,950 – $550,000 in which 3 of these homes are Short Sales.

There is also one additional home listed as a Short Sale, but its status is in backup offers for $479,000.  This usually means that offers have been submitted on the property, and the lien holder(s) is pending approval.

We have seen 3 homes close escrow in Pacific Hills since the beginning of the year ranging from $435,000 – $586,000.  The lowest sold comp this community has experienced was $580,000 which closed on 12/4/2009.  Today’s list prices are close to half of where home values were in 2006, at the height of the market, based upon home sales and cash-out refinancing appraisals which occurred at that time.

Springtime has arrived, and real estate activity might be picking up in Pacific Hills due to the high value today’s home prices provide a homebuyer, especially in this great community of Santa Clarita.

Award winning Mountainview Elementary and Imagination Park appeal to prospective homebuyers.  Pacific Hills is also outside the City limits of Santa Clarita in unincorporated Los Angeles County, but efforts have begun by the city to incorporate the community.
