Can’t Get a Mortgage?  Try Renting a Home in Santa Clarita.

On occasion, locals ask if we can help them find a place to rent.  They are usually surprised to hear that we can, AND we have helped several families move into a better living situation this year as a tenant.

Unfortunately, there are many people who have filed bankruptcy or foreclosure in the past few years. These folks have families and pets, and they are used to living in a home with a yard (or even a pool).  Their financial circumstances preclude them from acquiring a mortgage to purchase another home, and they just need to find a larger place to live in Santa Clarita for a couple more years until they can try to get financing again.

Realtors can access the MLS to find rental properties too.

Most people search for rental properties through several popular sources (classified ads, Craigslist, property management companies, etc).  The Multiple Listing Service (MLS) is another wonderful source to find quality homes for rent in Santa Clarita.  The homeowner (landlord) hires a Realtor to help advertise their property for rent and to secure a tenant.  These houses, condos, and townhomes tend to be excellent rentals for the tenants also.  A few of the reasons are:

• The homeowner is prepared to pay a commission or flat fee to the Realtors that secure a lease on their property.  This does not cost the tenant anything to rent.
• The homes tend to be cleaner and in better condition because the homeowner is taking the extra steps by hiring a Realtor to rent the home.
• The leases tend to be for a longer term as the homeowners are mainly concerned about their home being well maintained and leased.
• The tenant is able to rely on their Realtor to negotiate the lease rate and terms and to draft the rental applications and leases with them.
