While the DOM (Days on the Market) continues falling since March, we have seen an increase in price reductions starting last month in July for Newhall. This activity increased during the summer as the new school year got closer and homeowners felt the pressure to sell.

What is the current trend in the market place right now? Are prices still falling and if so how long do you anticipate?

It depends on the neighborhood whether prices are still falling or not. Stevenson Ranch, Westridge, and much of Valencia is holding their values. However, the Short Sales are skewing the real comps. With 30 year fixed mortgages at 4.00% or lower, smart buyers are snatching up value homes. Fairly priced homes are not lasting long in this market.
