Hollywood Hills Homes for Sale

Below is the current home activity for sale in Hollywood Hills for single family residences in the past seven weeks.

There are currently 262 active Hollywood Hills homes for sale in a huge price range from $379,900-$18,900,000 in which 27 of these are Short Sales.

There are also 11 homes listed as Short Sales, but they are in backup offers ranging from $599,000 – $2,100,000 and there are 10 homes in hold do not show status.  In the case of a backup offer, this usually means that the seller is allowing backup offers to be submitted on the property, while the lien holder(s) is pending approval.  There are also 30 homes in backup offer status that are standard sales.

Additionally, there are 35 homes in pending status and scheduled to close in escrow.  These range from $201,000-$4,500,000 at their list prices.

In the past seven weeks, there were 22 homes in Hollywood Hills that sold. These homes widely ranged from $390,000-$7,350,000 and had an average sale price per sq.ft. of $467.  The homes averaged 109 days on the market and 94% of their sale price over their list price.

Side note: Hollywood Hills is an affluent and exclusive neighborhood of Los Angeles in the southeastern Santa Monica Mountains. It is bound by Laurel Canyon Blvd. to the west, Vermont Ave. to the east, Mulholland Dr. to the north, and Sunset Blvd. to the south. With its sweeping views of the Los Angeles area below and its emphasis on residential privacy, the Hollywood Hills serve as a sanctuary for many celebrities.

Traditionally, the designation “Hollywood Hills” comprised the hill neighborhoods north of West Hollywood and Hollywood proper and excluding the more westerly neighborhoods. However, in recent years the meaning has expanded to include areas such as Benedict and Coldwater Canyons.
