Encino Housing Market Recap

Below is the current home activity for sale in Encino for single family residences in the past 30 days.

There are currently 157 active Encino homes for sale in a huge price range from $364,900-$6,999,000 in which 16 of these are Short Sales.

There are 12 homes listed as Short Sales that are in backup offers ranging from $285,000-$1,645,000.  In the case of a backup offer, this usually means that the seller is allowing backup offers to be submitted on the property, while the lien holder(s) is pending approval.  There are also 10 homes in backup offer status that are standard sales.

Additionally, there are 51 homes in pending status and scheduled to close in escrow.  These range from $249,950-$4,900,000 at their list prices.

In the past 30 days, there were 23 homes in Encino that sold. These homes ranged from $279,500-$1,695,000 and had an average sale price of $708,095 or $346 per sq.ft.  The homes averaged 94 days on the market and sold at 96% of their sale price over their list price.

Side note: Encino is a hilly district of the City of Los Angeles located in the south-central portion of the San Fernando Valley as well as the north slope of the Santa Monica Mountains.  Like its neighboring districts that share Ventura Blvd on the south end of the San Fernando Valley, Encino offers excellent shopping, dining, and a variety of businesses call this home.

Encino is roughly bound on the south by Mulholland Drive.  The western boundary is Lindley Ave. where it intersects Ventura Blvd.  The northern boundary is Victory Blvd., and the eastern boundary is a combination of the San Diego Freeway and Sepulveda Blvd.
