Los Feliz, Los Angeles Housing Market Recap

Below is the current home activity for sale in Los Feliz for single family residences in the past 30 days.

There are currently 56 active Los Feliz homes for sale in a huge price range from $399,000-$5,999,000 in which 5 of these are Short Sales.

There are also 2 homes listed as Short Sales, but they are in backup offers ranging from $575,000 – $825,000.  In the case of a backup offer, this usually means that the seller is allowing backup offers to be submitted on the property, while the lien holder(s) is pending approval.  There are also 6 homes in backup offer status that are standard sales.

Additionally, there are 22 homes in pending status and scheduled to close in escrow.  These range from $199,000-$1,995,000 at their list prices.

In the past 30 days, there were 12 homes in Los Feliz that sold. These homes ranged from $355,000-$1,205,000 and had an average sale price per sq.ft. of $425.  The homes averaged 77 days on the market and 102% of their sale price over their list price.

Side note: Los Feliz is an affluent, hilly neighborhood in the district of Hollywood.  It’s home to the southern face of Griffith Park, which includes the Griffith Observatory and the Greek Theatre.  Los Feliz is bordered by Hollywood Boulevard to the south, Hyperion Avenue to the southeast, Griffith Park to the north, Interstate 5 to the east, and Western Avenue to the west.

Los Feliz village offers numerous restaurants and bars.  They are mostly located on Hillhurst between Los Feliz Boulevard and Prospect Avenue, and on Vermont between Franklin Avenue and Hollywood Boulevard adjacent to the neighborhoods of Hollywood and Silver Lake.
