The average days on the market have fallen approximately 80 days since March.  Very few homes are relisting after they expire.  This has much to do with Short Sales going to the bank in foreclosure and homeowners testing the market.  Home values in Saugus are still incredible.

Pacific Hills, Santa Clarita Real Estate Comps

Below is the current home activity for sale in Pacific Hills, Santa Clarita in the past six weeks.

There are currently 8 active homes available for sale ranging from $475,000-$759,900 in which 2 of these are Short Sales.

There is also 1 home in backup offer status that is a regular, standard sale listed at $450,000.

Additionally, 1 home is in pending status and is scheduled to close in escrow.  This Short Sale is listed at $550,000.

In the past six weeks, there were 4 homes that sold. The first home was an REO/bank owned sale that sold for $474,000 which was 100% of list price at $201 per sq.ft.  The second home was a standard sale that sold for $495,000 which was 100% of list price at $210 per sq.ft.  The third home was a standard sale and sold for $545,000 which was 99% of list price at $197 per sq.ft.  The fourth home was a Short Sale and sold for $595,000 which was 95% of list price at $173 per sq.ft.

Side note: Award winning Mountainview Elementary and Imagination Park is a huge draw to prospective homebuyers.  Pacific Hills is also outside the City limits of Santa Clarita in unincorporated Los Angeles County which makes it a great value in terms of property taxes and no Mello Roos, but efforts have begun by the city to incorporate the community.

It is so obvious from this chart.  The banks have been steadily placing their distressed housing inventory on the real estate market since early March.  There is no question that they want to control their foreclosure listings, and hence the market in general.  More homes for sale have created lower prices as the supply continues to exceed buyer demand.

The real estate market in Saugus has mostly kept pace with areas like Valencia and Stevenson Ranch.  Home values in Saugus tend to follow the median list prices for the Santa Clarita Valley.  You will get far more house for less money in Saugus, CA.

Pacific Hills, Santa Clarita Home Activity & Comps

Below are the current homes for sale in Pacific Hills.

Our last blog post regarding Pacific Hills, Santa Clarita was about how home values had started to stabilize in that community.  Now we have some strong comps to reinforce where this neighborhood real estate market is heading.  Summer is around the corner, and the real estate activity has heated up in Pacific Hills.

A few sellers with equity have placed their homes on the market.  They have found eager buyers for this sought-out community that features wonderful homes with excellent floor plans, great schools nearby, and of course Imagination Park.  A couple of sellers have reached an agreement to sell and escrow is pending.  This is a great sign!

There are currently 4 active homes available for sale ranging from $475,000-$550,000 in which 2 of these are Short Sales.

There are also 2 additional homes listed as a Short Sale, but one is in backup offers at $550,000 and the other is in hold do not show status at $629,000.  In the case of the backup offer, this usually means that offers have been submitted on the property, and the lien holder(s) is pending approval.

Two of the larger homes in the Hidden Ranch tract are in pending status and are scheduled to close in escrow.  They are both priced around $750,000, and one home is in escrow at almost full price while the other home is in escrow above full price.
